- Preventing Homelessness
Mrs Z, from Queens Park had rent arrears in excess
of £3,500. Her landlord issued a Section 21
Notice and proceeded to obtain an eviction warrant
from the county court.
We investigated this matter and discovered the
Section 21 Notice was invalid. Our client's lease
expires in 2007. Although the client had rent
arrears the landlord did not follow the correct
procedure for eviction.
We further discovered that Housing Benefit was
incorrectly assessed which had led to the arrears.
We contacted the Brent Revenue & Benefit Service,
secured a backdated payment, which was paid to the
landlord. The client's security of tenure is no longer at risk.

Like all other Citizens Advice Bureaux, Brent CAB is a non profit making advice-giving, problem-solving charity. This means we have to rely on the generosity of local businesses, grant-making trusts and the local public.
We are located in the south of the borough of Brent, the most ethnically diverse Borough in Europe with a population of 263,000. As a result of the dynamic population movements, Brent has the second largest ethnic community with 4 of its wards in the top 10% most deprived areas in the UK, namely Kilburn, Harlesden, St Raphaels, and Roundwood. The borough's wide unemployment rate is 35%, although 65% of the local population is economically active.
Over half of Brent households have an income below the London average. Brent has one of the highest levels of homelessness in London. Large areas of the borough are chronically deprived and many people are effectively excluded from society - a situation compounded by years of under - investment in services locally. These factors have significantly contributed to the high demand for our services. We are seeing people who are out of a job, scared of losing their homes, molested, harassed, abused, feel unsafe at home or at their workplace, treated unfairly, denied services and many do not know where or who to turn to.
Becoming a friend will help us offer a range of services using a variety of delivery methods ranging from bureau based advice to specialist outreach projects in GP Surgeries, Health Centres, Housing estates and Children Centres.
We are completely independent and our advice is impartial, confidential and free to everyone. During 2003-2004 our trained staff and volunteers dealt with over 21,000 issues. To continue helping the local community we need your help.
